Each applicant must meet the landlord rental criteria and while this may vary slightly by landlord, we focus on meeting income requirements, rental and employment history, and credit performance. Our team will thoroughly screen each applicant. We verify employment, research rental history, review credit reports, review any criminal background information, and ask for 2 references. We do our best to thoroughly screen each applicant and will not sign a lease without your approval as the landlord.
From signing a lease, capturing pet information, to lead-based paint disclosures and more. We will prepare, review, and execute all necessary lease forms as your licensed representative. If your property is within a home owner association, we will provide any necessary information to the tenants about the rules and regulations. We also register each property with the city based on city requirements and will coordinate any city required inspections on your behalf.
Each month, our online portal systems notifies you when rent is received, allows you to view your statement, and we can set you up to receive direct deposits straight to your bank account. We make the entire process easy and simple.

Local Dwelling offers a 24 hour, on-call answering service for those late night or after-hours emergencies. We offer our clients portfolio minimums and take the burden of handling maintenance issues. We coordinate with a wide network of local vendors to offer competitive pricing. If you have a home warranty, we will work with them and will work with your insurance carrier in the event you ever have to file an insurance claim.
Local Dwelling collects security and pet deposits based on the requirements of each landlord. When a tenant vacates, our staff will walk the property, notate any damages, photograph both the interior and exterior, and supply estimates for any repairs or damages. We work directly with each landlord on determining what amount of the deposit should be refunded, charged back, or withheld. It is ultimately up to each landlord as to the final determination of those charges but we will supply the documentation and evidence to help you reach that decision. We will provide a statement and itemization to the last known address provided by the tenant within 30 days of their vacate date. Timing is crucial when it comes to security deposit itemization and our team is here to walk you through the process and stay compliant with local and state requirements.

Tenants have access to view their lease and can easily submit maintenance requests, update their payment preferences, and communicate directly with our team.
